I will perform the following services to get your house sold in the shortest time, with the least amount of inconvenience, and at the best price and terms for you. This marketing plan is based upon area experience and employs proven strategies and objectives.
To Get Your House Sold ...
Provide you with a comprehensive audit of your home to establish the most effective asking price.
Make recommendations on your house to stage and improve it for a quick sale at the highest price.
Provide on-the-spot exposure of your property by placing a Coldwell Banker for sale sign on your property.
Prepare a "Quality Features Sheet" about your house, pointing out all the special features and benefits to the buyer.
Install a brochure box on the property, with a quality write-up to increase the number of sign calls and showings.
With your approval, I will place an electronic key box on the property. Easy access to the home is critical. Realtors are far more more likley to show homes that are easy to see. Use of a key box will 1) Increase the number of showings 2) Lead to a quicker sale at the highest possible price 3) The electronic key box will track the number of showings 4) Allow buyers to see your home when they are excited and ready to buy.
Email, Fax and/or telephone information about your house to agents that are active in your area.
Place your house on our office tour of new listings to expose the listing to all agents in our offices.
Report the results of the agent's comments back to you so that we can fine tune our marketing plan.
Produce a thorough and complete MLS listing, pointing out all the benefits to buyers and agents. This listing with be active on the MLS within 24 hours of our listing agreement.
Promote your house to every qualified client, buyer and investor we know of and have in our client database.
Provide the "Quality Features Sheet" to potential buyers through the use of a "E-mail-on-Demand" system.
Create an Visual tour of your home (YES- EVERY home and lot that I list gets one!) and post that tour immediately to my personal website, Yahoo Real Estate, Homeseekers and other sites - immediate local and national exposure. See how this works !
I use intense, trackable Internet marketing through the busiest real estate websites. I can track the number of people who view the visual tour of your home and even e-mail you that information. Remember it is now known that over 74% of home buyers start looking for a home on the internet before they ever contact a realtor.
